Neighborhoods of Mazatlan
This page is meant to show people
who might be unfamiliar with Mazatlan, different neighborhoods and what
they look like. I give a short description after each set of photographs.
This is NOT meant to be all inclusive of the residential areas of Mazatlan.
There are many that do not appear here. I have highlighted a few because
of how different they are from one another, and because these areas
tend to be popular among foreign individuals. Some of the homes in these
pictures may be for sale, others may not.
The descriptions try to tell the reader about
what kinds of homes are found in each area. To accomplish this, floor
plans are mentioned. It should be noted that an "American-style
floor plan" should be understood as a more open one, possibly with
an open kitchen to dining or living room, a breakfast bar, a master
bedroom with it’s own bath, etc. Mexican floor plans differ considerably.
Some examples are, smaller closed kitchens, formal dining rooms and
sitting rooms, a small landing at the top of the stairs usually used
as a den for TV watching, an outdoor laundry, or partially outdoors,
service quarters with a small room and full bath, usually near the kitchen,
and the beloved casitas that are often found in the patio, physically
separate from the home. Balconies, patios and high ceilings are also
common aspects for homes in Mazatlan.
The South Section: Starting from Playa Sur, Centro Historico,
Centro, Cerro de Nevería, Loma Linda, Los Pinos,
The North Section: Starting from the Golden Zone, I will work
north and cover Lomas, Dorado and Gaviotas, and Sabalo Country
Centro and Centro Historico
are the oldest parts of Mazatlan and it is easily distinguished architecturally
from the rest of the city. Plaza Machado is found in the heart
of Centro Historico and is full of out door dining, music, and ambiance.
It is anchored by the Angel Peralta Theater and School of Fine Arts
which hosts national and international performers and ensambles, as
well as local artists and students of the school. Architecture in this
area is generally old, (50-100yrs) and there is an active restoration
board (INAH) which helps guide and maintain this classic look. This
has been a very popular area among foreign folks for renovation projects.
Walking through centro one passes by beautifully restored homes, homes
that need restoring, and a few abandoned homes from long ago. Floor
plans in this area often have interior patios, no garages, high ceilings,
sometimes with exposed wood beams. Centro is home to many people, but
also to many businesses and land marks such as: Olas Altas Beach,
the Art Museum, City hall, central market, the Cathedral,
numerous schools, boutiques, and a few hotels and inns.
NORTH
SECTION: 1. Golden Zone, or Zona Dorada

The Golden Zone, or Zona Dorada
is the hotel sector of town. It is located
on the north shores of Mazaltan, and begins at the white, castle-like
building on the ocean, which houses a few nightclubs. The Golden
Zone contains the big hotels, all the major banks, many jewelry
stores, gift shops, swim and beach wear, taco stops, etc. Lots
of people go to work in this zone, and many people can be found
on vacation here. In the way of homes, there are very few here,
but there are a few new condo towers being built: Torrenza Condos
and Spa, two towers; Ocean Palms, of which owners will soon take
possession, and Crown Tower, hotel and condos still to come. Currently
this is uniquely a vacation-commercial zone where something is
going on almost 24 hours a day. This is where locals and visitors
alike go for nightlife. There is a 6 screen movie theater, and
many clubs and restaurants. The widest variety of restaurants
is found here: sushi, Italian, Spanish cuisine, Brazilian food,
traditional Mexican, seafood on the beach, great taco stands,
hotdogs on the corner, and last and probably least, American fast
food and Applebee’s!

NORTH SECTION: 2. EL DORADO and GAVIOTAS

This area
is called El Dorado and Gaviotas are
two small pockets of homes tucked behind the hotel
zone, and to the north. Some of the roads are cobble stone and
these are big lots and big homes. This an upscale neighborhood
that reminds many people of being in California. Homes here will
vary in age, but many will have more American style garages and
floor plans. Many have yards. (Notice the proximity to the hotels
in the picture on the right. These open up to the beach on the
other side.) |

North
Section : 3. Lomas
This area is called Lomas
and it is also tucked behind the Golden Zone. This neighborhood
covers a lot of city blocks, but the lots are relatively large
for Mazatlan. You can find brand new homes here, homes that are
20-some years old, and empty lots. Most often homes are more similar
to American style floor plans, and most have garages. The streets
here are all paved with brick, and there are plenty of speed bumps.
Many of the main roads are lined with green areas and there are
parks nestled here and there. This is a great place for families.
It is close to coffee shops, shopping and great restaurants that
the golden zone has to offer, not to mention the beach! Lomas
is spotted with kindergartens and grade schools, churches, sushi
restaurants, corner shops, clinics, dentists, etc. There are lots
of properties for sale here, and they seem to move at a good speed.
Values have been very sustainable, as many young professionals
are wanting to move in.

North
Section : 4. Sabalo Country
......(located north of the golden zone, on
the way to the Marina)

Sabalo Country is another family
neighborhood. There are many rentals here, and all the streets
tend to be named after some kind of fish or sea-life. Langosta,
Pulpo, ___Cangrejo, ..... Here you will find apartments mixed
in with homes, like in the last picture, but most often parts
of homes that are used as rentals or whole
homes that are rentals. Sabalo´s backdrop to the north is
the Marina Mazatlan, which can be seen from different points of
theneighborhood. There are several empty
lots and new small-scale housing developments like El Secreto,
Residential Community Sabalo, and Las Palmerías.
This area has churches and schools as well,
excellent vicinity to the beach and golden zone. Mazatlán´s
only half English half Spanish school is
located here, Britania which is highly recommended. |
